The Settlers Ridge HOA has governance over those Woodbury residences living in the Settlers Ridge Townhouse development. This includes the town houses with address's ranging from 1001-1024 Drew Dr, and odd numbers within 1039-1061 Drew Dr. Woodbury, MN 55129
Meeting Schedule for 2012
The Board Meets on a Quarterly. All meetings begin at 6:30 PM, and are open to Settlers-Ridge townhome owners. Meetings other than the Annual meeting are at unit 1039.- January 24, 2012

Special or Emergency meetings may be called when needed.
Convenience Services
Deck Staining
For your convenience, the Board and Management have arranged for the Association's maintenance person Russ Wiley to perform this service for you at a cost of $165.00. The services included in this price will be;
- Power Washing
- Minor Repairs as needed
- Stain deck posts, rails and deck surfaces with Association approved product (excludes under deck frame)
Window Washing
- Mr. Wiley will also wash all exterior windows for $62.00 / unit. The owner will need to remove window screens prior to washing.
Irrigation System
Settlers Ridge irrigation system uses two controllers and each controller has 9 watering zones. The PDF file outlines the current schedule. Watering Schedule
- Odd days - West and North Side (1001-1023), and part of center row (1010-1024), and along East side of the road by the mail boxes.
- Even Days - West and South side row (1061-1039), Right side of common area, and West end of center row (1002-1010).
- Townhomes are exempt from city odd/even day watering restrictions.
- The watering schedule may be changed without notice.
Deck Staining
As you may know owners are responsible to the maintenance of their decks.

Recommended stain for the deck, which will provide a uniform appearance for the neighborhood;
Cabot - Decking Stain, semi-solid oil finish, #1416 New Cedar (pre-mix)
It is recommended that you restain your deck every 2 or 3 years. The top surface and the joist headers (perimeter) should also be stained. The vertical supports may also be stained.

Reserve & Replacement Fund
The association maintains a reserve fund for the purposes of providing funding for future expenses. Roads need repair, roofs, siding, garage doors, and more items eventually need to be replaced. All of these things require funding. Sometimes considerable funding.
The association is setting aside funds on a monthly basis to provide for these needs.

- Grounds Care - summer lawn care, and winter snow plowing
- Trash Service - weekly -- Contracted to Tennis Sanitation, LLC Tuesday is our normal collection day.
- Some services provided through Management company.
COVERAGE 2007-2008
- Property Insurance $7,776,000, $5,000 deductible.
- Liability $2,000,000
Snow Removal
Trash Pickup and Recycling Trash pickup is normally on Tuesdays of each week. If a holiday occurs on a Monday or Tuesday, collection will be delayed by one day.
